Our Strategy
Investment Overview

F&F has refined the acquisition process so that the investment opportunity has been reasonably de-risked prior to raising capital from investors. The process begins by leveraging our deep broker relationships to identify projects with a high probability of success, at which point we typically acquire the property without investors and assemble a thoughtful and comprehensive business plan. Once the project plan has been conceived and finalized, we obtain a construction lender LOI and only then go on to raise funds from investors.
F&F currently has an annual target range of approximately $50M in equity raises, although that is subject to change depending on the opportunities presented. F&F will not buy properties just to buy, and we will not raise capital unless we feel the investment opportunity will be a success for our investors. We typically have 2-3 equity raises annually and often group a few properties together in one raise to minimize the quantity of raises. When there are multiple properties in one raise, each investment not only stands on its own - they are each a separate entity. We take on projects with a 10-year investment pro-forma mindset; however, there are times when it makes sense to exit prior or to hold on to the property longer.

So far, F&F has completed over 60 construction projects. We are one of 30 property owners in San Diego county with more than 1,000 units and one of just two property owners with over 40 properties.
